Hi, I’m Roselind Hejl and this is a real estate market Westlake area update. The Westlake area combines many neighborhoods. These include West Lake Hills, Rollingwood, Bee Cave Woods, Lost Creek, Rob Roy, Davenport, Westview, Seven Oaks, Austin Lake Estates, Barton Creek West, Senna Hills and many others.
There is one high school for the Westlake area – Westlake High – which has been rated among the top public high schools in the country. The school district for the Westlake area is Eanes ISD.
The WL area has a suburban feel spread through scenic hill country. There are many different kinds of neighborhoods in Westlake – everything from narrow country roads to wide shady streets to gated enclaves.
Homes in the Westlake High area can range from about $300,000 to over $3,000,000. But most homes were sold between $500K and 2,000,000. The median home sale in 2016 was $830,000.

Months of Inventory on Market
We use a measurement called “months of inventory on market”. This is an indicator of how quickly homes are selling. About 6 months of inventory on market is considered a balanced market.
Westlake Area Months of Inventory
Under $1,000,000: Inventory of just 1.9 months. Strong sellers market.
$1-2M range: Inventory 3.9 months.
$2-3M range: Inventory of 7.8 months, which is slightly tipped in favor of buyers.
Over $3M range: Inventory is at 33 months. This price segment is a buyer’s market, with lots of choices for buyers.
