Hi, I’m Roselind Hejl and this is a real estate market suburban Northwest Austin update for Spring 2017. These neighborhoods attend Vandegrift High School.
These neighborhoods include River Place, Steiner Ranch, Westminister Glen, Long Canyon, Canyon Creek, and other neighborhoods.
Vandegrift High neighborhoods were built from the 1990’s. These are well planned neighborhoods and most have central pools and parks. The terrain is hilly and scenic. The schools are well rated, and there is tons of shopping close by.
Homes in Vandegrift High area start at about $300,000 and go up to about $2,000,000. There are some lake front homes over $2M. But most homes are in the 300,000 to 600,000 range. The median home sale in 2016 was $500,000.

We use a measurement called “months of inventory on market”. This is an indicator of how quickly homes are selling. About 6 months of inventory on market is considered a balanced market.
Suburban Northwest Neighborhoods – Months of Inventory
Under $500,000 – 2.1 months of inventory on market
500,000 – $1,000,000 – 2.4 months of inventory on market
Over $1,000,000 – 7.5 months of inventory (This range slightly favors buyers.)
In most price ranges, this is a very tight market – with more demand than supply.
