Design Build Austin – Northwest Hills Project
Thanks for joining us on our design build Austin post! This is the beginning of our story of a tear-down and rebuild project in Northwest Hills.
An email had come in about a house for sale in the Northwest Hills Austin area – a central Austin neighborhood that we love. At the time, we were not looking for a project, but out of curiosity, we drove by and took a peak. The price was attractive, but after seeing the place, we could see why.
The entry was a dark, maze-like hallway, and we hate that type of wall texture. But, of course, wall texture was the least of our problems.
Why in the world is there a curved step down in front of the fireplace? You can’t put furniture in the room, and someone is going to break and ankle. But, as you can see, the issues went way beyond floor plan.
None of the exterior materials was desirable for remodeling. The roof leaked. The mechanical systems in the house could not be trusted. It was clear that we would be throwing good money after bad.
There had been a lot of water penetration, and mold was everywhere – a problem we did not, not, not want to deal with. We called the agent back and said, “Thanks, but we’ll pass on this one.”
But the next morning we discussed it again. This property had a lovely corner lot and was in a great neighborhood. Those two things made this a project worth considering. The value was in the lot, and we would have to let the house go.
We called the agent back and said, “We’ll take it.”
