A mortgage lender is often critical to the process of closing on a home.  Our clients often ask us for names of mortgage lenders to help them finance their purchase. Consult with a Lender Early

It is important to consult with a good mortgage adviser before shopping for a home.  You will know what you can afford before taking steps toward buying a home.  Your mortgage loan program should be tailored to fit your unique situation.

Discuss Your Finances Thoroughly

Your mortgage lender should serve as a consultant for you – not as a sales rep.

Discuss your overall financial picture with your lender.

Are there some credit issues that should be checked or dealt with?

What is your whole income, savings, and debt picture?

How long do you plan to stay in the house?

Should you pay points to lower the interest rate?

Do you have college expenses coming up?

What is a comfortable debt level for you? Some folks prefer to have very little debt. Others borrow as much as possible, and save their cash.

There is a lot to be done in a loan process.  It helps to act quickly in providing documentation to your lender.  Don’t be surprised if more info is requested than you expected.

Receive a Loan Estimate Form

Loan Estimate – Lenders are required to provide you with a Loan Estimate form within 3 days of your loan application.  The lender may not charge any fees or require any documents  before you receive the Loan Estimate, and you have indicated an intent to proceed with the loan process.

Closing Disclosure – A Closing Disclosure will be provided 3 days prior to closing.  This will give you time to review your loan terms and compare them to your initial Loan Estimate.
